At The Captain’s Team, our first priority is to get to know you. Together we will determine what your needs and wants are for your new home. We will make sure all parties buying are looking for the same things (they aren’t). We will help negotiate the differences and uncover any other awareness or priorities the parties have. The variables are timing, location, style, size, budget, “must-haves”, amenities, financing, etc.
We will introduce you to life in the local you want to live in. Does it fit your desired lifestyle and budget? Are there other locations that might fit your needs and desires even better? We will help you get clarity on your budget and how you will finance the purchase. We will connect you with a reliable lender so when you are ready to make an offer it will be much stronger.
We will start showing you homes online that meet your criteria. Next, we will narrow down the possibilities and schedule viewings of 4 or 5 houses at a time. Then we will refine the search and repeat it as necessary. When you have selected your new home, we will prepare an offer, submit it, and ensure you have any disclosures and other critical information you should be aware of.
Negotiate the offer. This may be the part we enjoy the most and are good at. Remember, it isn’t all about the dollar amount. How critical is the closing date to you and the seller? Do you need seller assistance with closing costs? Who will make the needed repairs or adjust the agreed-upon price if necessary? We will ensure you have time to do your due diligence; inspections, repair estimates, insurance estimates, and confirm the house will meet your needs.
As your Realtor® the Captain’s Team has a list of recommended vendors to get all the information and estimates you may need.
We will set up the home inspection and wood-destroying organism inspection and help you understand how the results may affect your purchase. We may even be able to get the seller to make repairs or renegotiate the selling price. We will follow up with your lender, the Title Company, and the insurance company to keep all aspects on schedule.
A member of The Captain’s Team will accompany you in a walk-through of the home shortly before closing. The purpose is to ensure all items and conditions are the same as you saw them when you made your offer. A member of the Captain’s Team will be at the closing with you to ensure there are no surprises or questions you may have.
